Cayman Islands’ residential property prices edge lower in 2025

Residential property prices in the Cayman Islands shifted lower in 2025 but overall spending rose, according to the latest figures from the Lands and Survey Department.

In its Residential Property Price Index (RPPI) analytics, the ‘Total Cayman Islands’ index was 282.8, compared to 286.7 in 2024 – a decline of 3.9 points or -1.4%.

This was the first time it has experienced a reduction in the property mix-adjusted, constant-quality index since 2013.

The decline was driven by a sharp drop in the prices of like-for-like Seven Mile Beach properties, where the index fell 11% from 311.9 in 2024 to 277.7 in 2025.

On the other end of the scale, West Bay emerged as the fastest-growing district, with a 12.1% increase in property prices from 263.8 to 295.6.

George Town rose 1.4% from 245.2 to 248.6, while the ‘Other Cayman Islands’ category saw a modest increase of 0.9%, moving from 218.2 to 220.2.

Number of transactions

Beyond price indexing, the department reported a total of 2,188 residential transactions for the year – a slight decrease from 2024.

Despite this, the ‘Total Consideration’ – or the total price paid for properties exchanged in Cayman – rose by 10% to reach CI$1.36 billion, up from $1.24bn in 2024.

The ‘Average Consideration’ per transaction also saw an increase, rising from $544,000 to $620,000 or 14%.

In a press release on 23 March, Uche Obi, director of the Lands and Survey Department, said data shows a resilient market.

“While we are seeing a marginal decline in the overall index, the overall stability and the 10% increase in total consideration highlight continued confidence in Cayman’s real estate sector,” he said.
