The real estate market set a new all-time record in 2025, with total Cayman Islands Real Estate Brokers Association (CIREBA) sales reaching more than US$1.086 billion across 858 transactions.
The figure edged past the previous high of $1.085 billion recorded in 2022, according to The Agency Cayman Islands’ 2025 market report.
Single-family homes were the main driver behind the record. Average sales values in the segment rose 29% to $2.36 million, while total sales volume increased 41% to $352 million across 149 transactions.
The fourth quarter was a key contributor to the year’s result. A report from Property Cayman showed completed sales reached 195 transactions valued at about $268.2 million, a 39% rise over Q3.
Real estate agent Michael Joseph attributed the late-year surge in part to buyers moving ahead of anticipated changes to permanent residency thresholds and a new 10% stamp duty rate on properties above $2.4 million, effective January.
The Agency’s full-year figures showed the residential sector accounted for 650 sales totalling more than $862 million.
The average residential sales value reached $1.33 million, representing an 8% increase over the prior year.
Condominiums made up 457 sales valued at more than $463 million. However, average sales values in that segment fell 7% to $1.01 million, the only property category to post a year-over-year decline.
Land sales held steady, with 179 transactions totalling more than $114 million. Average land values rose 4% to $639,000.
Across all property types, the average sales value climbed 5% to $1.27 million.
The Agency reported it made $156 million in total sales for the year, with an average sale price of $2.49 million.
The Cohen and Coleman team within the firm posted $103 million in sales volume at an average sale price of $3.56 million.
The Agency, a global portfolio of luxury real estate, operates as an independently owned and operated franchisee based at Fort 51, Fort Street, in George Town.
