ERA Cayman: UK non-dom exit pushes wealthy buyers towards Cayman

Wealthy Britons are training their sights on the Cayman Islands property market after the UK pulled the plug on its centuries-old non-domicile tax regime in April 2025, according to ERA Cayman.

The old rules let UK residents whose permanent home was elsewhere park foreign income and gains outside the UK tax net, so long as the money stayed offshore. That door has closed.

HM Treasury has moved to a residence-based system, taxing worldwide income and gains after four years of UK residency, with anyone resident for 10 years or more also on the hook for inheritance tax on global assets.

EJ Bodden, ERA Cayman real estate agent and luxury property specialist, said the policy shift is changing the tone of client conversations.

“A key driver behind increased UK interest in Cayman Islands property right now is the shift away from the non-dom tax regime,” she said in the firm’s analysis.

“With UK residents now broadly taxed on worldwide income and gains under a residence-based system, many high-net-worth individuals are rethinking how they structure assets internationally,” Bodden added.

Enquiries that once opened with questions about ocean views or a Seven Mile Beach address, ERA Cayman said, now run through structure, exposure and long-term planning. Lifestyle still matters, but it is no longer the only pull.

Cayman charges no income tax, no capital gains tax and no inheritance tax, a framework the Cayman Islands Government has kept in place alongside a stable legal system and international compliance standards.

For UK buyers reweighing their options, ERA Cayman said that clarity is hard to find elsewhere.

The clock is also ticking. The UK’s transitional rules, including the four-year window for foreign income and gains, are already running, pushing buyers to decide when to move.

Real estate is where many are starting. Property is tangible, has a use, and in the right market holds its value, making it a practical way into broader international wealth planning.

Beachfront residences, waterfront villas with private dockage and condominiums along Seven Mile Beach are drawing steady interest, ERA Cayman said.

“Property here is increasingly being viewed as part of a broader international wealth structure, not just a lifestyle purchase,” Bodden said.

Scarcity sharpens the pitch. Coastline is finite, development is tightly managed, and the slim pool of homes mixing location, privacy and build quality has helped values hold up. For UK buyers, ERA Cayman said the question is shifting from whether the opportunity is there to whether it will still be there later, with earlier moves leaving more room to structure assets.
