The Cayman Islands property market showed steady pricing through the first half of 2025, with minimal movement in the government’s Residential Property Price Index.
The Lands and Survey Department’s latest figures show the index for condominium transactions rose to 244.3 in the first quarter.
This was up 0.7% from the previous quarter and 0.1% higher than the same period in 2024.
Second quarter figures increased to 249, representing a 1.9% quarterly rise from the first quarter.
Year-over-year, the second quarter index reflected a modest 0.4% increase compared to the same period in 2024.
The minimal movement indicates property values remained largely unchanged through June, according to the department, which operates under the Ministry of Planning, Lands, Agriculture, Housing and Infrastructure.
Jill Davison, broker and owner of 1503 Property Group, said the market’s ability to maintain price stability despite mortgage rates exceeding 8% demonstrated underlying strength in both demand and equity.
“Flat is the new up – and that stability forms a solid base for the next growth cycle, which we will see as rates begin to drop in 2026 and beyond,” Davison told Cayman Independent.
