Marriott to acquire lifestyle hotel brand citizenM

Marriott International has announced an agreement to acquire citizenM, a lifestyle hotel brand known for its tech-driven design and value-conscious guest experience. The US$355 million deal is expected to accelerate Marriott’s global expansion in the select-service and lifestyle segments.

The citizenM portfolio includes 36 open hotels across more than 20 cities in the United States, Europe and Asia Pacific, totalling 8,544 rooms. Three additional properties, with over 600 rooms, are currently under construction and expected to open by mid-2026.

citizenM was founded in 2008 and is recognised for smart in-room design, dynamic social spaces, and a focus on art and technology. Its properties include collaborative living rooms, meeting rooms, rooftop decks, and grab-and-go dining options.

“As we continue to drive best-in-class experiences for travelers, today’s announcement builds upon Marriott’s commitment to enhance options for guests and Marriott Bonvoy members,” said Anthony Capuano, President and CEO of Marriott International. “We are thrilled to add citizenM as a unique, differentiated offering to our select-service brand portfolio as we continue to strengthen Marriott’s foothold in this valuable market segment around the world.”

Following the acquisition, citizenM’s hotels will be integrated into Marriott’s system under long-term franchise agreements. The stabilised fees from the existing and under-construction hotels are projected to be around US$30 million annually. The deal also includes potential earn-out payments of up to US$110 million based on future growth.

“We are very excited about our agreement with Marriott and look forward to this pivotal next step for our future growth,” said Rattan Chadha, Founder and Chairman of citizenM. “Marriott as an organisation shares our values and culture, and I am confident in their deep commitment in continuing our brand’s DNA into the future.”

“I am excited about citizenM’s future with Marriott International,” said Lennert de Jong, CEO of citizenM. “This relationship will allow us to work together to maximise returns.”

The transaction is subject to customary conditions, including regulatory approval. Marriott expects the deal to close in 2025, with net rooms growth for the year approaching 5%.
